01 — The report
Know what needs doing now, and what can wait.
A house stock condition report assesses a property’s internal and external elements, identifying defects, maintenance needs and likely replacement timescales. It turns a building into a plan.

House stock condition reports
An assessment of a property’s internal and external elements, identifying defects, maintenance needs and likely replacement timescales, so you can prioritise repairs and plan future maintenance budgets.
01 — Purpose
Looking after a home involves a steady stream of decisions about repairs and upkeep. A stock condition report puts those decisions on an organised footing.
It records the condition of the agreed elements in one place, highlights defects and maintenance needs, and indicates when parts are likely to need replacing.
02 — Who it helps
Landlords
Plan work between tenancies and anticipate costs.
Homeowners
Know what needs attention first, and what is coming.
Estate agents
Refer clients who want a clearer view of condition.
03 — Agreed scope
- AReview the condition of internal and external property elements within an agreed scope.
- BIdentify defects and maintenance needs within that scope.
- CConsider likely replacement timescales to support maintenance planning.
Scope is agreed before every appointment. The elements assessed, level of detail, access arrangements and any limitations are discussed and agreed with you before a visit is booked.
04 — What it is not
A stock condition report does not replace a structural survey, a valuation or a Scottish Home Report, and it does not involve invasive or structural investigation unless this is specifically agreed and appropriate.

About Northcrest
Better property decisions start with a clear picture.
Northcrest Property Group is a local business in Aberdeen. We help homeowners, landlords and estate agents understand the condition of residential property and plan its maintenance.
Our current service is the house stock condition report. Every report begins with a conversation about the property and what you need to know, and the scope is agreed before any visit.
Next, we plan to expand into property presentation and marketing, including photography, floor plans and virtual tours. Those services are not available yet, and the site will say so clearly until they are.
